Refinance Mortgage Broker
Refinancing your home loan isn’t just about securing a better rate; it is more importantly re-aligning your loan structure to your life and property plans.

How we help
Whether you're looking to free up cash flow, open an ability to invest, renovate, or reduce repayments, we're here to guide you through the options and strategies you have available.
We know this can be confusing, exhausting and time-consuming. We are here to help take that pain away.
Questions running through your mind
Not sure when to refinance? These are the questions our clients usually start with:
Is my current interest rate still competitive?
Will I save money after refinance costs?
Will my cashflow be better?
Can I access equity?
Should I move lenders?
Can I buy an investment property?
Should I fix my loan?
Can I refinance now?
What is a refinance home loan?
A refinance home loan is simply replacing your current mortgage with a new one, either through your existing lender or a different one, to get better terms. Most people look at a refinance home loan when a fixed rate ends, their life circumstances change, or they want to release equity for a renovation or an investment property.
It isn't only about the interest rate. A well-run home loan refinance also resets your loan structure, your offset arrangements and your repayment plan around where you're actually headed next.
Should I refinance my home loan right now?
Yes, if your situation has changed or you haven’t reviewed your loan in the last two years, now is the time to explore refinancing. Life changes matter as much as the rate itself: a new job or income structure, a growing family, school fees starting, a renovation you want to fund, or cash flow that’s tighter than it was.
On the rate side, lenders reserve their sharpest pricing for new customers, so the rate you signed up for two years ago is rarely the rate they’re offering today. That gap between what new and existing customers pay is often called the loyalty tax, and refinancing is usually the way to close it.
Either way, we’re always happy to have a chat and see if a home loan refinance makes sense for you.
How to refinance a home loan: our 6-step process
Wondering how to refinance a home loan without the guesswork? We break the process into six clear steps:
A short chat on your goals, current loan and where this property fits your broader plans.
Our team of former financial planners and accountants models your options, including a mortgage refinance calculator comparison across our lender panel.
We shortlist refinance home loan options based on rate, structure, cashback and long-term fit, not just the lowest headline figure.
We lodge your application, leveraging Tier 1 lender relationships to keep things moving.
We coordinate discharge of the old loan and settlement of the new one.
We keep reviewing your rate after settlement, so it's not something you have to think about on your own.
What are my options when I refinance?
A lot has likely changed since you last reviewed your mortgage: your life, and your goals. In today's lending landscape, loyalty rarely gets rewarded. We might chat about:
Renegotiate with your
current bank
If rate is all that matters, are you best to just ask your current lender?
Refinance with your
current bank
If you're stuck with your current bank, should we consider refinancing to a better structure?
Refinance with a new bank
What is the best option in the marketplace for the structure that best suits your life?
We track rates across our full lender panel, not just the banks paying to appear on comparison sites. Where cashback is on offer, we weigh it against the true cost over three to five years, and against what you're actually trying to do. That's what an experienced home loan refinance broker does differently.
Mortgage Strategy
There is more to mortgages than fees and rates; we understand what makes a great mortgage strategy, and we have a clear culture that provides best practice guidance.
What does Alcove consider when restructuring a refinance home loan?
A refinance home loan isn't always about "saving the most" — it's about structuring your loans to help you live the way you want to. Here's what we consider:
Negotiate the Interest Rate
We will secure a highly competitive interest rate for you and negotiate on your behalf.
Loan Structuring
We will optimise your loan structure to minimise your repayments, improve cash flow, and maximise tax deductions, including working through redraw vs offset arrangements so your savings work harder.
Access Equity
We will release equity to create the ability to fund renovations, invest further or build financial buffers.
Offset Account
We will maximise the benefit by increasing your savings into an offset account, reducing interest and maximising your tax deductibility.
Benefits of Switching
We weigh the real savings vs switching costs, no surprises.
Consolidate Debts
Roll higher-interest debts into your mortgage for lower repayments.
Can I use a home loan refinance to invest in property?
Yes. A large share of the refinance conversations we have start with a family who has built equity in their home and wants to put it to work. As an investment property mortgage broker, we help you release usable equity through a refinance, structure the new loan on the second property, and keep your tax position clean.
What do I need to refinance my home loan?
To get a realistic assessment, we'll usually ask for:
- Your last two payslips or, for business owners, your two most recent tax returns.
- Your current loan statement, showing balance, rate and lender.
- Recent bank statements covering your everyday spending and any existing debts.
- Details of any RSU mortgage, ESPP shares or bonus income that forms part of your household earnings.
- A rough idea of your property's current value, which we can help estimate before a formal valuation.
From there, our team gets to work on your refinance mortgage strategy. That includes a refinance home loan calculator comparison across the panel, so you can see current versus new repayments side by side before you commit.

Refinance home loan FAQs
Discharge fees, new loan set-up costs and, occasionally, Lenders Mortgage Insurance can apply. Where a refinance cashback is on offer, it can help cover some of that, but it's only one part of the picture. We total up the real cost versus the real saving before you commit to a home loan refinance.
A straightforward refinance mortgage broker process typically takes two to six weeks from application to settlement, depending on the lender and how quickly documents come together. Complex income, including RSUs or business ownership, can add time to the process.
Yes, though you may need to factor in Lenders Mortgage Insurance again. In many cases, waiting a little longer or exploring a smaller partial refinance mortgage first can leave you better off overall.
For most households who haven't reviewed their loan in two or more years, yes. With cash rate expectations moving quickly and lender offers changing often, asking "should I refinance my home loan" is a reasonable question to revisit annually, even if the answer is sometimes "not yet."
There's no single best refinance home loan for high income earners. The right fit is about structuring, not rate alone. With larger loans, bonuses, RSUs or ESPP income in the mix, the value is in a strategy that optimises tax efficiency, offset structure and future borrowing power, which is why we build the loan around your income and goals rather than starting with a product.
