What is a refinance home loan?

A refinance home loan is simply replacing your current mortgage with a new one, either through your existing lender or a different one, to get better terms. Most people look at a refinance home loan when a fixed rate ends, their life circumstances change, or they want to release equity for a renovation or an investment property.

Yes. A large share of the refinance conversations we have start with a family who has built equity in their home and wants to put it to work. What do I need to refinance my home loan?

To get a realistic assessment, we'll usually ask for:

  • Your last two payslips or, for business owners, your two most recent tax returns.
  • Your current loan statement, showing balance, rate and lender.
  • Recent bank statements covering your everyday spending and any existing debts.
  • Details of any RSU mortgage, ESPP shares or bonus income that forms part of your household earnings.

Discharge fees, new loan set-up costs and, occasionally, Lenders Mortgage Insurance can apply. Where a refinance cashback is on offer, it can help cover some of that, but it's only one part of the picture. We total up the real cost versus the real saving before you commit to a home loan refinance.

A straightforward refinance mortgage broker process typically takes two to six weeks from application to settlement, depending on the lender and how quickly documents come together. Complex income, including RSUs or business ownership, can add time to the process.

Yes, though you may need to factor in Lenders Mortgage Insurance again. In many cases, waiting a little longer or exploring a smaller partial refinance mortgage first can leave you better off overall.

For most households who haven't reviewed their loan in two or more years, yes. With cash rate expectations moving quickly and lender offers changing often, asking "should I refinance my home loan" is a reasonable question to revisit annually, even if the answer is sometimes "not yet."
